Assistant Project Manager - Maximus Real Estate Partners
RESPONSIBILITIES/ESSENTIAL JOB DUTIES:
â¢ Help develop and outline project goals.
â¢ Issue RFPs, evaluate proposals and make recommendations for the selection of the project team.
â¢ Manage contractors, designers and consultants in support of the Project Lead.
â¢ Support project entitlement and permitting processes.
â¢ Oversee construction project to ensure budget, quality, schedule, and risk management requirements are met.
o Initiate field directives, evaluate change orders and regularly report on project costs and progress.
o Review contracts, change order requests, track payments, inspect work progress onsite, and ensure design and construction quality control.
o Coordinate and communicate with major stake holders for smooth operations and provide the least amount of disruption to residents, neighbors, and Property Operations.
o Review and validate contractor project schedules through site visits.
â¢ Collect all vendor invoices and validate pay applications for inclusion into monthly draw requests.
â¢ Develop and update Owner schedules.
â¢ Provide quantitative and qualitative analyses of design decisions, including performing quantity take-offs and researching alternative solutions.
â¢ Update project management software database, record budgets, cash projections and schedules.
â¢ Coordinate, participate and document design and construction meetings, including preparing agendas, and taking and distributing meeting minutes.
â¢ Assist in scheduling meetings with municipalities, neighborhood groups, design teams, contractors, subcontractors, and public hearings.
â¢ Maintain and organize all project records â drawings, specs, permits, decision, RFIs, submittals, etc. Maintain and organize drawings on PlanGrid.
â¢ Coordinate with Special Inspectors.
â¢ Execute on other tasks or goals as assigned.
â¢ Coordinate Owner Furnished Contractor Installed items.
â¢ Other tasks as assigned.
â¢ Demonstrated strong organizational and problem-solving skills.
â¢ Strong written and oral communication skills.
â¢ Proven leadership skills.
â¢ Proficiency in reading construction plans and specifications, responding to RFIs and reviewing submittals.
â¢ Knowledge of building systems, construction processes and pricing.
â¢ Proficiency in business acumen, negotiation skills, and resourcefulness.
â¢ Self-starting personality that can work well with limited direction.
â¢ Attention to detail.
â¢ Suitability to an entrepreneurial culture that places a premium on performance.
â¢ Team player who is attracted to a small, collegial working environment.
â¢ Proficiency in Microsoft Office, Bluebeam/Acrobat and MS Project/P6 Scheduling Software.
EDUCATION and/or EXPERIENCE:
â¢ Bachelorâs degree in Building Construction Management, Engineering, Real Estate or Architecture is strongly preferred.
â¢ Previous experience in the Engineering, Architectural or Construction fields is required with proven track record of built projects.
â¢ 3-6+ years of related work experience required. Multifamily residential experience strongly preferred.
